Hello, I am looking to finish a 750sq.ft. basement that includes a bathroom and laundry. Finish materials are ready. Contractor to provide labor and building materials. Ready to start immediately. SCOPE OF WORK  - Re-enforce the subfloor under the main level, with blocking through each joist using 2x6 wooden blocks. - Reinforce the backing of the stairs and prep for carpet install. - Install a landing at the bottom of the stairs. - Cut out additional HVAC vents and a return in the duct work as necessary. - Install new framing to the perimeter of the basement and additional walls to separate the bathroom, office, closets, laundry, utility area per design layout approved by the customer. - Rough-in electric wiring for electrical outlets throughout basement to code. - Wire and install 16 new recessed light fixtures throughout the basement. (Recessed lights provided by customer). - Wire and install one new smoke/carbon monoxide detector per code. - Install new sheetrock onto all exposed walls/ceiling framing except in the furnace area. - Rough-in drain and water supply plumbing to accommodate a new bathroom and laundry. - Bathroom finishing: o Rough-in wiring and install a new GFCI outlet, vanity light fixture and an exhaust fan vented to fresh air. o Build a new concrete shower base to accommodate a walk-in shower. o Rough-in and install a new shower faucet. o Install new cement boards onto the shower walls up to the ceiling. o Install new moisture resistant sheetrock onto the rest of exposed framing in the bathroom. o Install new tiles and grout onto the bathroom floor and shower walls, up to the ceiling. o Install new threshold and baseboards. o Install new toilet. o Install new vanity cabinet, top, sink and faucet. o Install new mirror and vanity light fixture. o Install new bathroom accessories, such as toilet paper holder, towel racks etc. o Rough-in two pocket doors into the bathroom. o Seal all newly installed tiles and grout after 48 hours from installation. - Rough-in and install a new washer and dryer with vent to fresh air. - Rough-in and install new doors, two pocket doors into the bathroom, French doors into gym, louvered doors into laundry, all closets, louver utility and storage under stairs. - Install new baseboards to the perimeter of the areas being finished. - Install new handrails, to match upstairs handrails and banisters. - Mud, prime and paint all newly installed sheetrock, trims, baseboards and doors. - Remove and dispose of the work debris and broom clean the worked on area.
